Tips for Sellers
First impressions are everything to prospective home buyers.  Keep these hints in mind to help propell your home above and beyond the competition, and into the realm of "SOLD!" homes in your market: 

*Everything from floors to windows must be spotless. Remember to clean the oven and other major appliances. Skylights should be crystal-clear, too. Do not forget to make bathrooms shine!

*Eliminate the offensive odors. They are the first thing buyers notice, and are often a permanent turnoff. Be careful not to cover up bad smells with overpowering perfumes or cleansers.  That, too, can create a negative impression on buyers.

*Eliminate clutter.  You have to pack anyway, so begin boxing up over-personalized decor (family photos and keepsakes), and under-used items laying around like oversized counter top appliances (bread machines, toaster ovens). 

*Organize the closets and cabinets.  If buyers see that you live in an organized fashion, they will believe it's possible for them too.  Many move-up buyers are very concerned with the amount of storage space in their new home-show them how much you have!

*If there's not a reason to leave something sitting around--remove it!

*Don't neglect your home's exterior.  Buyers nearly always comment if gutters are full of leaves and debris; it makes them question other deferred maintenance issues.  

*Make sure exterior light fixtures, especially around entrances, are clean and in working order.  If your doorbell does not work, have it repaired or replaced.  Sweep walk ways, and make sure weeds are gone and plantings appear healthy and lush.  If you doors are beaten and battered, replaced them.  If locks or door knobs are difficult to use, repair or replace them.

*Store or organize items that make the yard look messy, like toys, garden tools and hoses, and pool equipment. 

*Remove pets from the home whenever possible for showings and open houses.  Buyers may be allergic to or believe that the home is less clean than it should be if pets and their accessories are the most noticeable features. 

*Rearrange furniture to optimize room sizes and floor space.  Ask your New Age Realtor for furniture placement advice, or discuss hiring a professional home stager.  Your New Age Realtor can recommend one to you.  

*Neutralize bold wall color choices.  The majority of buyers prefer light, bright spaces.  Lighter colors also give the appearance of more space.  A well placed mirror can have the same effect, too.  

*Open curtains or blinds, and turn on lights when expecting buyers.  Let them see your hard work and attention to detail after all your cleaning and preparing!

*Remove valuables, cash, firearms, prescription drugs and other sensitive items from the home.  Pack them away, keep them on your person, or store in an off-site safety deposit box or locked safe.  When presented with the opportunity, some people won't hesitate to help themselves to your belongings.

*Go away!  Give prospective buyers and their agents privacy to tour your home without you interrupting.  Even your silent presence may inhibit buyers from feeling like your home could soon be their home.
